Located a few minutes by foot from Downtown Sherbrooke, shopping center, some grocery stores, a pharmacy, a hardware store, restaurants, convenience stores, gyms, a bakery, Le marché de la gare market and various shops. Three minutes by foot from the bus terminal, direct access to both Université de Sherbrooke campuses, Cegep de Sherbrooke, Champlain College and Bishop's University.
Occupants of the building are respectful and good neighborhood prevails. At the signing of the lease, there is the commitment to respect the rules of the house. Privilege to non-smoking rental, and as animals cats only. General maintenance of the building is done on a regular basis. Units are delivered freshly painted or freshly cleaned to incoming tenants.
It is a family patrimony, a building dating from 1934 that has been well maintained by the owners. A stone basement with the surface of the floor partially on cement where there is a possibility for storage materials, there are the electrical boxes of tenants and services and the 6 water heaters. Each unit has its own electric heating with thermostat in every room and has its own 40 gallon water heater charged on its electric bill.
The roof is flat and was covered about 10 years ago with elastomer and gravel protection (lifetime of at least 20 years). Balconies are covered with roofing shingles.
Among the recent renovations, the wood windows were changed to PVC windows. A vinyl floor was laid in a kitchen on the ground floor. A bathroom has been completely redone in 2018 on the 3rd floor.
