Feedback from owners

Magnificent small country estate offering simply one of the most spectacular views of all the Eastern Townships over the Mont Orford Massif. Located on approximately 18 acres of land, the property includes a two-story house, a detached garage-workshop, a pond and an equipped artisanal sugar shack, on a peaceful and quiet site far from any major community.

Geography and distances

The property is located in the heart of Estrie, less than an hour from Montreal (55 minutes) and 10 minutes from the Autoroute des Cantons Lest (A10). It is located halfway between Bromont and Eastman (Orford), about 15 minutes from each of them and 20 minutes west of Magog.

Entertainment and activities nearby

In addition to being less than an hour from Montreal, this location is close to the ski and entertainment resorts of Bromont (15 min.), Orford (20 min.), Owls Head (25min.) and Sutton (30 min.) as well as Brome, Memphrémagog, Stukely, Orford, Bowker, Massawippi and others lakes. You can therefore practice almost all outdoor sports at a short distance both in winter and in summer, including cycling on the road or on numerous dedicated bike paths or in the mountains, as well as hiking, cross-country skiing, snowshoeing and "fat biking" on a host of trails designed for this purpose, including the magnificent trails of the Parc du Mont Orford 20 minutes away, the "Sûtiers de l'Estrie", Yamaska Park, Bromont Park, Sutton Park etc. Almost all water activities can also be enjoyed on the lakes mentioned above including sailing, skiing, fishing, diving etc.

Property Details

This small estate offers without a doubt one of the most beautiful views of all the Eastern Townships, over the Mont Orford Massif, which is just facing east. In particular, you can observe spectacular moonrises during the monthly "full moons" or shooting stars during auspicious periods such as the Perseids in August, since the absence of major agglomerations nearby offers a sky that is not affected by light pollution.

The house built around 1987 is in the traditional Quebec style and has been largely renovated by the current owners. These renovations have been carried out in accordance with traditional architecture in order to give the appearance of a typical old house. Thus, the exterior vinyl siding has been replaced by a decline in "Maibec" wood, the asphalt shingle roof replaced by a "galvalume" roof, the skylights have been redesigned, a veranda with cedar shingle cover has been added and all the doors replaced by high-quality units. Numerous other improvements have been added over the years by the current owners, both in terms of the landscape design and the interior of the house and the garage-workshop to make it a peaceful and charming place to live and play.

Lovers of nature, ornithology, and outdoor sports or activities, including gardening, maple syrup production, or even hunting (deer or turkey) and fishing (by seeding from the pond), will find what they are looking for because just about everything they could want is on site or nearby.
