Owners’ comments
Very large land zoned fully residential (white) in Percé on the Route d'Irlande with a long facade on the street.
It is located 10 minutes from downtown Percé so it is close to all services and all the local tourist attractions. The land is almost entirely forested with mature trees.
It has a superb creek on the backside of the land and it has a permanent flow. The difference in level would allow the development of a mini-hydropower plant.
There are two main entrances to the grounds, as well as a small construction (warehouse shed made of Future Steel steel: 16 1/2 ft x 12 ft x 12ft). The construction is thermally insulated and it sits on a reinforced concrete foundation.
The land is staked by our surveyor in front and by the surveyors of the municipality on the backside of the land. If you ask we can send you a copy of the cadaster.
The Hydro-Quebec pole is a few meters from the field. The dimensions of the land would allow the development of one or more residential, tourism projects, Tyrolean traverse, tree-to-tree or could be used as a hunting ground :
Almost 13 acres (565,105 ft²) of which 650 ft on the street, 1,573 ft on the East side, 417 ft on the bottom of the land / 1,084 ft on the West side; or in the metric system: 5.25 ha (52,500 m²): 198 m on the street, 479 m on the east side, 127m on the bottom of the land, 330m on the west side.
Asking price: $89,000 (negotiable).
