Very well located hostel in the heart of the village.

Known and recognized, with an active Facebook page of more than 13,000 fans!

Located in a region that is experiencing the best growth in Quebec, close to the famous beach of St-Gabriel and its sports center and all close to the Brandon trails for cross-country skiing or snowshoeing. A snowmobile and quad trail passes through our parking lot.

L'Auberge Le ST-GAB:
Built in 1890, at the time its name was the HOTEL CENTRAL as in several former villages in Quebec, in fact the stained glass window with the name handmade at the time with green and lead was retained. Legend has it that even Father Labelle took a room when he came to St-Gabriel.

Always known for its festive atmosphere, the place has undergone major renovations since its construction, to become the Auberge le ST-GAB.

Following the renovations, the inn has retained a rustic character, the vintage woodwork has been stripped and reused during the renovation, you can still see the beauty of copper on the ramps and vintage photos are strategically placed in the inn, as well as shelves to put snowmobile helmets, the addition of a huge one. Sunny terrace all day contributes to maintaining its festive atmosphere.

There is still the possibility of adding rooms in a period style.

Today the inn is for sale and the owner, who is preparing for retirement, would very much like future owners to continue to promote the inn and the beautiful Lanaudière region by giving customers an idea of our beautiful part of the country.

Please, serious buyer only for a visit.

NOTE: the revenues are only the rooms, because the Resto-Pub is closed but very popular and easy to restart with the Facebook page and reviews to the motorcycle, snowmobile, and quad and sports center group.

Room income for 7 rooms approximately $45,000.00 per year

1 other suite could be rented, occupied by the current owner with potential for an additional $10,000,000 and another room could easily also be moved in and bring in $6,000,000 as well.

Total potential for rooms around $61000.00

POSSIBILITY TO RENT THE RESTAURANT ROOM (approx. 2400 sq.ft.) fully equipped for $30,000.00 and more annually + propane and electricity costs and maintenance at the expense of the tenant.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
