Owners’ comments

Single-family home or 4-season chalet, quiet area, surrounded by nature, 1 hour from Montreal.

This property with great potential will please nature lovers and satisfy your need for tranquility. It is located in a cul-de-sac where there are only a few chalets and houses. The land is landscaped with a wide variety of plants and it backs onto Crown land, allowing short walks in the forest, right behind your home.

Very close to the main building is a small house that can be used as a workshop or to set up a guest room.

On the ground floor of the house, a large open area allows for a living room and a dining room. There is a bathroom with a shower and a separate bath. A room that can be used as a bedroom or closed living room completes the floor.

Two other bedrooms are located in the basement for more freshness in the summer season. A small room, currently converted into a child's bedroom, can be used as an office or additional storage space. A good-sized laundry room will also allow you to store equipment or create a bathroom. The exterior entrance to the basement opens onto a relaxation lounge area where you can warm up in winter while contemplating the flame of the wood stove.

Several major works were carried out in 2011, the house was almost completely redone:

·      Enlargement

·      Construction of a concrete foundation and finishing of the basement

·      Complete replacement of the roof

·      Insulation

·      Electricity

·      Installation of a septic tank and a sewage field

·      Change of roof covering on the house

Some of the work has not been completed or parts renovated in 2009 have been damaged and need to be redone.

Although it is habitable as is, several renovation works are to be expected.

It is therefore a charming residence which will please people who like to tinker and want to invest in their property. Sold without legal warranty.

Several pieces of furniture and supplies can be left according to the buyers' wishes.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
