PURCHASE OFFER ACCEPTED, pending the fulfillment of the conditions
Bright location, facing south and with its back to the mountain, panoramic view of the lake, no neighbours (very quiet), large land of 65,000 square feet that blends with a mature, rather leafy forest of more than a million square feet belonging mainly to the suburbs, all less than an hour from Montreal (87km), including 65 on Highway 25. And just before Rawdon and Chersey, which are difficult traffic points at the end of the week.
I had the building built in 2010. Therefore, the electricity, the plumbing, the roof, the structure and the exterior cladding (cedar) are not very old. Foundation on a rock cape.
I am the sole owner, I have lived there since 2009. The fenestration is done with a set of used windows.
On the ground floor, it is a large open area (with cathedral ceiling) over three rooms with the kitchen in the center forming a kind of the fourth. There are two fireplaces. At the back, there is a bedroom and a bathroom.
Two small mezzanines.
In the basement, cement floor and floor, eight-foot ceiling, small dry sauna (2 seats), laundry room, shower, workshop, outdoor entrance. Two rooms. Not very well equipped.
Long private entrance. Cul-de-sac street.
Tcheck panoramic view! The eyes are flashing with the tops of the trees just below the lake (tcheck). Without motor. Nourished by a spring that makes it a bit cold when you sink in. There is a communal beach. Possibility to buy access to the lake directly, the neighbor is open there.
There is a big 30x40 garden that I have not worked on so far.
I planted a pear tree, a plum tree, an apple tree. On the road for two years. And of course, there are all kinds of plants depending on the season.
Also, the construction of a 25x25 garage has been underway since autumn. Among other things, the shingle and the exterior covering still need to be done. I am very happy with it.
Of course, there is rental and bi-generation potential.
Although there are adjustments to be made to make it completely to your liking, it is still a functional place where it is really good to live!
As far as I'm concerned, it's a "spot."
Now, if it's fantastic why sell it?
It is very big for a single person even with often imaginary friends!
It is also, I will not hide it from you, a good time to get an interesting price, a price at which I am ready to let it go. To pass the torch. So far, I have spent 10 great years there! (I am not rich.)
I also use it as motivation to get things going on (At each visit, I will clean up!) It helps me focus! That makes me enjoy it even more, because maybe I would have to leave him!
So I'm leaving, I'm staying, it's a win-win for me and I think it will be a win-win for the buyer as well. In its own way, it's a gem. More than a house disguised as a cottage, it is a place with a very special energy!
