Owners’ comments

Completely furnished and ready to move in.

Walk-in lower level (ground floor)
The bachelor's apartment (1-bedroom apartment) is on the ground floor. The bachelor's apartment has both electric baseboard heating and a wood stove insert (air tight) in a brick-faced fireplace. The living room, dining room and kitchen all conform to the open air concept.

The foyer / hallway outside the apartment has an area to leave coats and boots and has a bench for changing shoes as one comes in from the outside. There is a separate enclosed entryway (double-doored with an air lock) in which firewood can be stored to keep it dry, but at the same time, the firewood is accessible without going outside. There is an additional shed behind the chalet for more firewood storage.

This small income-producing apartment is ideal for a single individual or a couple.

Main chalet (main floor of chalet, 2nd floor of building)
Custom woodwork includes closet doors, trim around doors and windows, and an artistic stairway leading to the upper floor. Open concept prevails in the kitchen, dining area and living area. Like the bachelor's apartment, there is a fireplace, this one with a fieldstone face and a beautiful airtight insert. Heating is electric via baseboards. Each room has a separate thermostatic control.
2nd floor of main chalet (3rd floor of building). Each of the bedrooms on this level is spacious, as are the two large sitting areas. Large floor to ceiling storage cabinets line one wall.

All furnishings are included in the sale.

Large workshop (12 x 25 feet) and playhouse (6 x 9 feet) in the yard are painted to match the main chalet.

Our private nature path behind the chalet leads through the forest to a serene spot to view and listen to the river and rapids beside the chalet. (See the diagrams.)

Across the street is the Boule River. Down the road approximately, one km, is an impressive display of rapids. In the vicinity, approximately 3 km from the chalet is the Centre d'accès à La nature de l'UQAM. It has camping, hiking and large waterfalls.  Approximately 10 km from the chalet are the ski lifts and lodge of the North Side of Mont-Tremblant Ski Resort, an Aspen property. The chalet is 11.4 km from the Diablo sector entrance to the Parc National de Mont-Tremblant, a destination for hiking, camping and boating. The chalet is minutes from Le P'tit Train du Nord (a 200 km bike path starting from St. Jerome), world class golf courses (Le Géant, Le Diable and others) and white water rafting on the Rouge River.

How to buy this property

Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
