Between Montreal and Ottawa, triplex on a large 8,000 sq. ft. lot in the heart of Rigaud, the new and sought-after suburb of Greater Montreal with its mountain and the waterfront!

2 min from the main park and the famous mountain trails (27 km), walking distance to all the main services, 5 min from the ski center, 5-10 min from the waterfront and boat descent. 50 min from Montreal and 75 minutes from Ottawa. 

It is not at all renovated but functional for rent. For an owner occupying, a little love would do it well and you have to be comfortable with a small space. It is a good first investment to move to bigger. Beautiful potential for expansion with a vast lot. Beautiful potential of trade in the DRC (zoning allowed) being on hand and on a street corner and has a large parking space. The plex is residential at the moment so minimal down payment for owner-occupiers. Rents of $24,000 are below the market currently so the possibility of an increase with time.
