Beautiful duplex located on the waterfront, near a bike path, a large park and St-Bernard Island. Very close to a hospital / primary school and two secondary schools (public school and private college).

Private land at the water's edge. This has a small descent (cement steps for access / installation of a quay). Two cabins with lots of storage space (kayak etc.). Backyard with a pergola and electric circuit allowing the installation of a spa.

Only one neighbor, *privacy* large mature cedar hedge (12 ') on the west side.
Large parking lot that can accommodate 6 vehicles.
