Get pre-approvedThis online tool was created to help you plan and calculate your payments on a mortgage loan. The results are estimates based on the information you enter. They can change depending on your financial situation and budget when the loan is granted. The calculations are based on the assumption that the mortgage interest rate stays the same throughout the amortization period. They do not include mortgage loan insurance premiums. Mortgage loan insurance is required by lenders when the homebuyer’s down payment is less than 20% of the purchase price. Please contact your mortgage lender for more specific advice and information on mortgage loan insurance and applicable interest rates.
Owners’ comments
The asking price was set based on an evaluation established in 2023 by an approved appraiser based on several comparables; the value of this property will never stop growing over the years.
The buildable area is located on a high embankment well above the 0-100-year high water mark; no risk of flooding. The banks are in their natural state; they are not eroded by the passage of boats.
Currently there is a canal on the right side of the property. The City of Contrecoeur must backfill it within the next 18 months, and must also plant a pyramidal cedar hedge once the work is completed.
Magnificent view of the St. Lawrence River, facing the Îles-de-Contrecoeur National Wildlife Reserve; breathtaking sunsets; incredible biodiversity ( 131 bird species identified to date ); liners, cruise ships and sailboats; marinas nearby; fishing village on the ice accessible on foot; possibility of snowmobiling or squad riding on the river in winter; memorable spectacles during the spring migrations of Canada geese and snow geese. The river becomes a river of diamonds when the ice melts at the end of March. Magnificent colors are available in the fall.
This property is one of the last lots available to build on the banks of the river between Montreal and Sorel. Contrecoeur is a peaceful town; primary and secondary schools; IGA, Maxi, and several convenience stores; several restaurants; Canac hardware; CLSC; leisure center (swimming pool, ice rink, etc.); cycle paths and walking paths; library, etc.
15 minutes from Sorel where there are many other services (hospital, CEGEP, Metro, Walmart, ferry, cinema, shopping center, etc.); 20 minutes from Boucherville; 25 minutes from Montreal.
Very good neighborhood.
No exemption is necessary; electricity, water, and sewers are on-site.
