The buildable area is located on a high embankment well above the 0-100-year high water mark; no risk of flooding. The banks are in their natural state; they are not eroded by the passage of boats.

Currently there is a canal on the right side of the property. The City of Contrecoeur must backfill it within the next 18 months, and must also plant a pyramidal cedar hedge once the work is completed.
