Owners’ comments
Beautiful cottage built in 2004, located in a popular area of LaPrairie (Le Grand Boisé).
On the ground floor, there is an open-concept living/dining room, a kitchen with lots of storage, a half bath, and a laundry room. Upstairs, there are 3 good-sized bedrooms and a large bathroom with a separate bath and shower.
The basement is not finished, so you can arrange it as you wish. The plumbing "rough" for a future bathroom is present.
In the backyard, there is a treated wood patio (12 x 12 feet) and a shed. The backyard is bordered by a hedge of mature cedars on one side. The other side and the back of the yard are bordered by a hedge of shrubs.
Within walking distance of a primary school and a daycare. Close to several services: public transport, bike path, cross-country ski trail, park, grocery stores, pharmacies, dentist, veterinarian, renovation center, restaurants, arena, climbing center. A few minutes from highways 30, 132, and DIX30/REM.
The air conditioner was changed in 2020. Roof redone in 2021. The shingles are guaranteed for 50 years and the labor for 15 years. The water heater was replaced in 2019 and is still under guarantee. DB stone certificate available. The alarm system is connected to the central.
Only one owner since construction.
Inclusions: alarm system, water heater, central vacuum, air conditioner, dishwasher, blinds, and light fixtures. All are left without legal warranty.
Exclusion: stove, refrigerator, washer, dryer
