Large house with stone facade; several rooms all closed with decorative French doors.

In the basement, we find a 4 1/2 rental apartment or bi generation.

It contains a living room with brick wall and wood fireplace; a cold room and plenty of storage space. In addition, there are several triple windows of ?floor? size to ensure maximum brightness with 8-foot ceilings. Note that there are two bedrooms with partitions and doors.

The house is located on a quiet street; 5 minutes from the CLSC and various shops; 10 minutes from Highway 10 and 5 minutes from Route 133 and Highway 112.

The house is close to a park; a soccer field and a 4-season ice rink.

The courtyard is surrounded by 12-foot hedges and fences with privacy siding. Various trees and shrubs decorate a plot of double size.

At the back of the house there is a heated in-ground pool with ?swimming on site? and a shed for storing pool furniture. The pool is fenced with polymer panels and is surrounded by a 6-foot concrete pavement instead of only 3 feet that makes its entire contour.

The back of the house has a part of the floor that is covered with oversized ceramic slabs pavers.

The landscaping features stone walls on the front with integrated and illuminated waterfall.

The entrance to the courtyard is shaped like a ?U?; it is asphalt and bordered by concrete slabs that draw it.

There are at least 6 outdoor parking spaces and 2 parking spaces with 2 garage entrances.

The main kitchen is more functional and has plenty of cabinets extending up to the ceiling; with a propane plate; a built-in oven and the presence of a large granite central island with 3 stools allowing lunch or eating on the go on the island itself. The kitchen is separated from the dining room using a swing door.

The house also gives way to a mini-gym; a home theater with possibility of screen and projector; presence of a bar; a propane fireplace in the living room.

The master bedroom, due to its size, offers the possibility of installing a small private living room. It has private access to the main bathroom which, in turn, offers a large podium bath; a TV; a glazed ceramic shower with heated light as well as 2 sinks and plenty of storage space.

From the master bedroom you have access via a private door to a large walk-in closet which is also accessible via the corridor with another door.

The front and rear balconies are made of concrete (good for life) and the sides are made of polymer panels just as for the ramps and the contour of the pool.

There is possibility of sale with furniture; appliances; curtains and light fixtures as shown in photos.

Turnkey house with audio output in all rooms.

A concrete slab measuring 10 feet x 10 feet with ?ruff? of plumbing and electricity installed is present on the left side of the house allowing to build either a shed or to install a spa; a sauna or build a place there so that bathers can change without having to enter the house. You can install a bath or shower; a toilet and sinks.

Unique house model because thought and designed by the owner who also participated in the construction of the latter which guarantees its quality.

Being able to take advantage of one or two additional rents thus reduces the cost of the mortgage for its owners who can also allow their children to stay there perhaps one day or to welcome grandparents so that they do not find themselves alone and isolated or to be close to them in the illness. So make this purchase; a family purchase.

Richelieu is a peaceful city that is part of the borough of Montreal and allows access to the four bridges to reach the island: Jacques-Cartier; Champlain; Victoria and Mercier; within a reasonable time to avoid traffic and without forgetting access to the Louis-Hyppolyte-Lafontaine tunnel. All of them are within reasonable distance from home in downtown Montreal.

Access to public transportation with bus stop close to the house; you are 15 minutes from the 10X30 district.

A simple visit will make you fall in love with this jewel and convince you to come and settle there!

You'll only have the paint to refresh. I had the work valued at about $5000.00.

N.B. Given the size of the unique land in Richelieu for this residential area you can easily build another double garage.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
