Beautiful 2-storey cottage in downtown St-Jean.

Hidden treasure needing restoration...

This beautiful house has an exceptional look but needs renovations to get to its full potential.

Main construction dates from 1912 and is brick-built. The foundation is stone built with concrete finishing inside for an average 6 feet high basement. The roof is covered in welded asphalt membrane (1997).

Enlargement dating from the 50s. The outside is covered in Canexel. This section has a service basement of about 3 feet high. The roof was redone at the same time as the main construction.

Solarium added in 2003. The outside is also covered in Canexel. This section is built on a concrete foundation with a concrete floor covered in ceramic tiles. The roof is covered in asphalt shingle and was redone in 2007.

The house is heated by a hot water furnace system with cast iron radiators for the vintage look. The  fuel oil furnace has been maintained over the years. The last inspection / maintenace is from 2018. The solarium is heated and air conditioned, by a wall mounted unit (Carrier brand).

The house can be occupied without any modifications but, there are two things that are necessary to consider as improvements / renovations to be made in a near future.

All windows on the house are original, and although, very attractive, they show signs of deterioration. It is the same for all the doors. They will need replacement or restoration.

The outside woodwork and the balconies are to be refreshed. In certain places just cleaned up / repainted and in others, repaired or replaced.

We made estimates for these repairs and took them into account in the asking price for our house. We prefer to reduce our house's price to allow you to realize this work according to your personnal taste. We have quotations available. If you are a handyman, here is a beautiful opportunity for you.

The current municipal zoning for the house allows you to have a non-residential zone. (At present 12 % of the total surface). This is great for a professional who would have his office at home. The configuration of the main floor as well as the side door allows this without any major modifications.

The real treasure is inside. This house has 10 rooms + bathroom. The house has that vintage look with wooden floors, woodwork and mouldings.

On the main floor, you will find a huge double living room, a smaller living room which can serve as an office, a big dining room, a big kitchen and a solarium that is presently hosting an internal SPA. There is also a small toilet room.

On the first floor, there are 3, approximatively 10' x 10', bedrooms and a master bedroom of about 13' x 14' which is accessible via a 10' x 10' boudoir. There is also a  bathroom to complete the floor plan.

The basement of the main construction is finished in concrete. The washer and dryer are in the basement as well as a cedar closet and a cold room. Also in the basement, the oil furnace, the electric water heater (2012), the 200-amp circuit breaker electrical panel and the oil tank (2012).

For parking, the right side of the house is bordered by a driveway paved with concrete blocks and leads to the back yard with grass area, plants and small garage with gravel floor. The yard is completely fenced.
