LARGE and WIDE one bedroom condo in NDG with garage, storage locker and wheelchair access.
It is really the clever layout and spacing that makes every room big and spacious with generous storage space. One visit here and all those other condos will be a distant memory.
You won't find bigger (710 feet total with a 18 by 14"5 living room) at this price point in such a good location.
Great location, one block from:
Benny Park, new sports complex with indoor pool, the largest CLSC in NDG, brand new library and cultural center, Energie Cardio, Concordia physiotherapy, supermarkets, pharmacies, various coffee shops and restaurants in Somerled Village and Sherbrooke street, Trenholm dog park, Catherine Booth Hospital and retirement home, etc. All this in a quiet residential area - Monkland without the outrageous price and all that traffic. Very close to Concordia's Loyola campus also.
Bus routes in proximity: 105, 162, 104, 440 and 51.
Building administration is very diligent in doing all essential upkeep (100k roof redone 2013, exterior painting 2015, very clean building, etc.) while keeping condo fees low. Taxes are also remarkably low. Building is pet friendly and allows BBQ on the balconies. Quiet and friendly neighbors.
Upkeep done to the unit includes interior caulking (2014), repainting of interior borders (2014), toilet pump replacement (2015), new hot water tank with heating element on bottom so 30% more efficient (2015), valves on all taps (2015).
