Magnificent downstairs duplex (ground floor and basement) with stone facade, located on the northern slope of Mount Royal, at the junction of Outremont and the historic borough of Mount Royal, facing "Université de Montréal". A superb property completely renovated in a unique architecture and design with quality materials. The total living area is 1,800 sq. ft. (1,200 on the ground floor and 600 in the basement) excluding the garage.
The renovations consisted of completely stripping the property right to the wooden core in order to insulate the outside walls with urethane and the ceilings with cellulose. All the windows were changed, by wooden casement windows in the living room and guillotine in the other rooms. The front door of the duplex is in solid mahogany with a copper awning. The heating is electric (Convectair heaters) and the hot water and the stove are natural gas. The total energy bill is approximately $ 1,500 per year.
The kitchen includes solid cherry wood cabinets with granite counters and a central island that can seat four people. It can accommodate both a natural gas stove and an electric stove. It also includes a Vent-a-Hood range hood and a Bosch dishwasher.
The main bathroom has a marble counter, a rain shower head, ample storage and a private corner for the toilet.
The basement, with a ceiling height of 7 ft. 4 in., has its own private independent access to the outside and another to the garage. This large space, including a bedroom and a complete bathroom, is ideal for any professional who would like to set up his office and receive his clients, or to create a family room or a home theater or intergenerational apartment.
The 9 ft. X 19 ft. terrace, comprised of a steel structure with cedar dyed wood flooring, with aluminum railings and staircase, is situated at the back under a dome of trees some of which are centenary. A very pleasant place during the summer season to relax or receive friends.
