Furnished, 6 appliances, 2nd storage with garage.
Purchased off plan in 2012, delivery took place in 2014. We chose the 2nd floor because the balconies were the size of the apartment, 21 feet (6.4 meters) We kept summer photos to show you the full potential of the balcony. In addition, from the balcony, you can appreciate the basin between phases 1 and 2A and the Lachine Canal, since the unit is far from the street.
Each condo unit includes storage (near the elevators in basement 2 the same as parking) as it is a 3 1/2 we wanted more storage and we chose a parking space that includes a closed storage of 3 ft x 19 ft (1 x 6 meters) this space allows for a clean condo. You can have a kayak, because the building has a landing stage on the canal.
Plus, it's close to the car wash, so the watering can gets to the space, which makes cleaning super easy. There is a 220 socket for an electric car, you just have to install your terminal.
The condo fees of $301.22/month (2022-2023) includes the garage, heating and air conditioning by heat pump in the unit with docs system inside. Electricity costs are +/- $45 per month.
Having been part of the first board of directors, I can tell you that the building is rigorously maintained, which is necessary given the technical complexity of the building. There are 4 phases with each its vertical union and each participates in the horizontal union which includes the garages, the pools, the gym and the indoor pool/sauna. In short, what is accessible to all buildings.
I prefer to specify that Airbnb is absolutely not tolerated.
Since the market is not good we rented the unit for 1 year as 2024-06-31. 2000$/month everything included except internet and cable TV.
