7 units in a semi-detached building (3 levels and a basement) in good shape on a residential street of Rosemont area, with parking who can accommodate 4 cars. The building was upgrade and maintain in good shape during the last years.
Revenues: around $61,750/year including parking rental (600$/year). Easy to rent. And possibility of raising the revenues in the future.

All the apartments are spacious (rooms around 12 x 13 feets). All Floors are in hardwood even the kitchen. Half of the 3 ½ have a closed room. The others have a double room (living room-bedroom) with a large window. In the basement, the 4 ½ have 2 large closed room. Some rents have been renovated but all do not need renovation on a short base.
Roof renovated in 2010. Warranty until 2020. A lot of works have been done since the last 4 years.
The owner paid for the heating (efficient gas system with outdoor probe) but the tenants pay their electricity and hot water.
The building is a non smoking area and dogs are prohibited. The back-yard is in common and a table with seats is installed in permanence. This space is fenced and thats provided intimacy to people who use it.
