The property is very well located, less than 500 m from the Church metro, the Verdun hospital and the CLSC, less than 1 km from the arena and the beach, less than 2 km from the Champlain Bridge and Décarie and 15 minutes from downtown by metro. Schools are close by and daycares are close. Kindergarten and primary school Notre-Dame-des-Sept-Douleurs less than 300 m away. Polyvalente Monseigneur Richard at 1.4Km or 19 minutes to walk. McGill University at 22 minutes away, University of Montreal at 42 minutes away and University of Québec at 23 minutes away, all by metro. CEGEP André-Laurendeau at 37 minutes by metro/bus.

The building was built in 1924. It's not a flip. The cost of renovating this triplex exceeds $325,000 for materials alone. Today, materials are 30% to 40% more expensive, or a minimum of $420,000 in materials. The labour normally equals the price of the materials. A similar new condo is more than $600,000 + tx to buy and it is 2 400$ and more per month to rent it. An unrenovated triplex in Verdun will cost you between $800,000 and $1,000,000 and after renovation between $1,350,000 and $1,550,000 or from 450 000$ to 516 000$ per condo. Stop enriching your landlord and become an owner.
The price of $455,000 (share 32.85%) was for the second floor, now it is not for sale. You can buy undivided one apartment (20% down payment) or buy the entire building with relatives or friends, down payment to be negotiated with the lender. The building becomes intergenerational. There are advantages to buying in a group, your parents are close, you can have a single TV and internet contract shared between you.
