A 1106 sq. ft loft (1317 rough) right in the heart of Montreal, renovated in 2012 in the historical Southam building which was built in 1918. This is a luxury construction with 12' ceilings, concrete floors, original brick walls and large windows.

When entering the loft you will have a long entrance of 11'x5' with a large walking closet for coats, bike, and other large items that you want out of the way.

Facing you is a long dining room table made of solid wood that can accommodate 8 to 10 people. The dining room is 14'x12'. This area could be divided in half to create a second bedroom if needed. Right now, a small table with a chair serves as a work area.

The main kitchen is a large 8'x10' with white cabinets that go almost all the way up to the ceiling. There is a long and wide countertop made of quartz in which are deep drawers and cabinets for storage. There is also a movable wood table that serves as a dining area. 

Facing the kitchen is the living area with three large windows. Even if the loft is facing North East, the space is very bright during the day. The living area is 13'X10'. A dividing wall serves as a tv stand and room separator for the main bedroom. Inside that wall is also a large double closet.

The master bedroom is 16'x12' has a custom unit built in for the king size bed. This bed can be lifted up for more storage. All window shades are electric. They can be programmed with a Home Automation system if desired.

Next to the master bedroom is the closed bathroom. The area is 9'x10' and contains a deep Wet bath and a large glass shower. 

There's a washer and dryer room accessible through the bathroom which is large enough for an armoire for more clothing space.

The loft is right downtown in the Ville-Marie Business district. It's a 5-minute walk to the Old-Port or 5 minutes walk to the Place des Arts de Montreal. You'll find great restaurants all around and the area stays really calm on weekend and nights since the action is just outside the area. It's an ideal area for young professional couple or retired ones who just want a nice place in town.

Owners in the building care very much for the quality of living and we do not allow any rental under 6 months. So no AirBNB is possible in the building making it a much less busy place to live in.

There is a private gym downstairs and bigger public ones just 2 minutes away. 

You also have access to a large roof terrasse with bbq's, lounging chairs and dining tables.

Parking is available all around the building (exterior or interior). In about 2 years the second phase of the Southam will be built and will have the private interior parking. There is a possibility of saving a spot for this unit (must be discussed).
