Renovations

The roof was raised slightly and features six vents for efficient, all-important ventilation. It is covered with a new high quality double layer thermofused membrane. Soffits are ventilated and screened and boast recessed lighting over all decks. All roof fascias are pre-finished steel.

Superior spray-urethane insulation on all interior walls (ground and upper floor) and exterior walls (upper floor), and in particular under the ground floor slab, in continuity with interior wall insulation. The building envelope is very air tight, insulated without significant thermal bridging, and benefits from custom-designed steel flashing at the base of all walls and around windows and doors. A 2nd, unique drainable housewrap was added and sealed on all sides and around all openings. The siding is eastern white cedar (sourced locally) finished and treated on both sides. All deck structures have been reinforced in treated wood and protected, and wrapped in the same membrane where applicable under the cedar siding.

All mechanical and electrical elements have been replaced, from the electrical mast to outlets and switches and all plumbing especially under the concrete slab. True hydronic  in-slab/in-floor heating in both floors, powered by a 24kW boiler. Proven, reliable, quiet, economical system, requiring very little maintenance over the years. Unsurpassed comfort and air quality (no or very little convection flow, no forced air duct anywhere). 2 high efficiency wood burning inserts and back-up gas generator.

The septic system did not require repair. Main sanitary oulet from house to septic tank and approved connection are new. The water pump, electrical cables, main water line, pressure tank and electrical control box have all been replaced by new. Water quality and volume is excellent. All interior plumbing is PEX tubing, where applicable. High end sinks, tubs, showers and faucets grace both full bathrooms.

New electrical service to the garage/carport (lights and oulets). Several lights on motion sensors and photocells all around house and garage.

Interior lighting almost all LED (all recessed, most pendant and track lights; economical and durable). New high quality appliances, just connected and tested (given at time of sale, without guarantee). Gas / electric range (100lbs propane tank, approx. $84 / year, topped automatically twice a year by gas supplier); 36" refrigerator, integrated dishwasher and microwave oven; stacked, compact (full-size) washer and dryer.
