Row house type condominium. A corner unit for more privacy, located in front of the association administration building for more surveillance.
The backyard is interlocked, fenced with a possibility to enlarge. The old spa was refinished in 2015. A rigid BBQ natural gas outlet that goes to the far end of the yard was installed. I use the BBQ all wither.
The unit heating system is a natural gas forced air with a 2 speed ventilation motor. There is a central air-conditioning system and a central vacuum. An EPA air exchanger / heat recovery system was installed in 2014.
The kitchen was redone in 2005. The sale includes the natural gas stove. For more security, natural gas detectors were installed in 2015.
The staircase steps and hand rail leading to the 1st floor is made with maple. The hand rail posts were replaced with a shaded glass. The staircase leading to the basement is made with pine wood. All windows including the patio door were replaced with a PVC type in 2005 / 2006. The living and dining room is surrounded with DEL lights located in bulk heads.
The hot water tank is rented and was replaced in 2015. There is a parking with an electrical outlet included with the unit. There's a possibility to rent an extra parking at +/- 35 dollars per month. Electricity fees for the parking outlet just like the basic unit fire insurance are included in the condominium fees. The condominium fee also includes operational expenses, unforeseen expenses and covers major components of the building.
The condominium association takes good care of the property. Investments are made on a regular basis (tin roof, added foam insolation on the 1st floor exterior walls, « canaxel », PVC windows and patio doors, repaired front steps, added DEL solar powered exterior lighting, etc.).
