Fabulous investment opportunity is in the Val-Tétreau neighborhood within a two-minute walk from the Université du Québec en Outaouais (UQO). This fully rented duplex with a detached garage has great revenue potential. The exterior side stairs were replaced in 2023, the roof shingles (with new plywood and membrane) were redone in 2021, the fuse panels in the basement were replaced with breakers, the natural gas furnace (central air) was replaced with a high-efficiency model (Gazifère = $1800/year) and a secondary heat source (electric heat at the cost of the renter) in the upstairs apartment, some windows were replaced, as well as many plumbing repairs (toilets, faucets, etc.). The sump pump works in the spring during the snow-melting period. Both apartments have separate electric meters and Hydro-Quebec bills are paid by the tenants. The interior of both apartments requires some maintenance (ie. a fresh coat of paint and some old laminate flooring). Nice backyard with patio and gardening beds.
