Lot dimensions 22 862.55 ft² (2 124 m²)

Owners’ comments

Beautifully cleared and ready-to-build lot in the Wakefield area.

Located in the Edelweiss Domain, across the street from the ski resort and near the golf of the same name, this peaceful location has it all.

No neighbors in the back, no neighbors in the front, and a breathtaking view of the rocky mountain.

Neighborhood aqueduct connected to the lot (no need to install a well).

The height of the lot in relation to the street allows for good natural drainage.

The lot was cleared and two 30-foot culverts were installed for a convenient double entrance.

Soil tests were performed by a septic installation technician (report available).

Also, an excavator dug 5 holes (at the 4 corners and in the center where a house could be built) to determine the nature of the soil. The two front holes and the one in the center were dug at 5 feet and the soil was composed of good clay not problematic for construction. The two back holes were dug to a depth of 8 feet and the excavator was able to find the first layer of clay and then a sandy bottom. This reduces the risk of falling on rock during construction and avoids any unpleasant surprises that could result.

At 5 minutes from Highway 5 and 30 minutes from Ottawa, you will have the calm of the country, but with the proximity of the city.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
