The steps involved in buying a property
Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.
One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.
The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.
Need the form?
The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.
The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.
Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!

This is a wonderful 1-acre waterfront lot - ready to build on.
We have decided to sell because our priorities have changed. Included in this sale price we will include all the things necessary that we paid to be able to get a construction permit with the city of Blue Sea. The city requires you to have a Feasibility study for the wastewater treatment system and a house plan and a land Surveyor that has plotted the house on the land. We have paid for all of the above already and will include it with this land purchase.
What you will get with this land.
1) Land that has already been cleared of all trees and is ready to build - the cost of clearing land is $12k.
2)Feasibility study for wastewater treatment system cost- $1,800.
3) Land surveyor - cost $1,400.
4) House plans - cost $1,100. - I am not allowed to put a picture of the house plans on DuProprio but its a bungalow with a modern shed-style roof. Obviously, you can add any finishing to the exterior and even change the look of the house too if you are building it yourself. Email me and I can provide you with a simple picture of what it looks like.
The slope of the land is fairly flat as you drive in and then there is a 25-degree slope towards the lake.
A well can be installed but most neighbors are using the water from the lake because the lake is considered to be Oligotrophic and can be verified at https://www.environnement.gouv.qc.ca/recherche.htm. The term Oligotrophic means that it is a water body that has a relatively low productivity due to the low nutrient content in the lake. The waters of these lakes are usually quite clear due to the limited growth of algae in the lake. The waters of such lakes are of high drinking quality.
