The steps involved in buying a property
Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.
One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.
The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.
Need the form?
The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.
The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.
Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!

Owners’ comments
Outstanding wooded lakefront lot on beautiful, pristine Lac de L'Ecluse in Val-des-Monts, QC. Wooded 2.65 acre lot with 180 feet of lake frontage.
This is Lot 6 in newly developed 9 lot White Pine Legends Estate lot subdivision on a private bay on a gated private road, open year-round for four season access. Come and walk the estate lot with the owner. Build your dream waterfront country home. (Lot 2 -$419K 1.63 acres and Lot 8 -$379K 7 acres + tax also available.)
You can not find lots like those in White Pine Legends Estate subdivision that have:
a) easy 30/40 minute drive to Gatineau/Ottawa and full winter access
b) estate lots all are ~2 plus acres, on a private bay, face south providing sun all day, and are very quiet away from the main part of the lake
c) unspoiled views with only one neighbour across the deep private bay
d) not crowded (lake has very few cottages ~40), very quiet, so you can hear nature
e) Lac Ecluse is a medium size lake (3km x 1km) that is clear, deep (200ft) and clean (no milfoil or zebra mussels) with bass and lake trout
f) offers breathtaking views with deep water suitable for a dock and boat
g) offers security with locked gated access on private road on cul-de-sac
There are large white pine trees and rock out crops right down to the water. When there are watercraft, there are only 1 or 2 watercraft on the main part of the lake at anytime. Over 40% of the shoreline of the lake is Crown/Quebec Government land, which is unlikely ever to be developed (i.e. lake is very private). All country homes on south shore of lake are on large lots.
Other White Pine Legends Estate Attributes
1) Lac Ecluse has a lake association to protect the lake and your investment and has several permanent residences.
2) Professional driveways (14 ft wide) made with crushed concrete, with ditches and turn-a-rounds have been constructed on all lots.
3) Hydro Power and Bell phone & Fibre is on the main road, Ch. Loutre, with cell phone service (may need a fixed booster for faster data) and internet (Bell Fibre)
4) Extensive environmental impact study and septic plans completed and approved by municipality.
