Very nice split condo having retained its original character where hardwoods and 9 feet high ceilings dominate. The condo was completely renovated in 2009 (complete curettage) and is located on the first floor of a six-unit building, on a very quiet wooded street, close to all services on foot and the bike path . There is no parking included in the sale.

Spacious living room well lit. Two bedrooms with wardrobes , one of which has a foldaway bed that allows you to transform its use as needed with ample additional storage.

Very functional laboratory kitchen with ceramic kitchen countertop, mahogany wood cabinets with plenty of storage and including a matching lunch island (custom made).

Beautiful ceramic finish bathroom with storage space and mahogany wood cabinet. Entrance wardrobe. 1 balcony to the front; 1 private exterior exit with concrete gallery at the rear and 1 heated storage space in the basement.

Major work on the building was carried out in 2008 (roof, windows, rear stairwell cladding, joint of the brickwork, high-performance gas furnace to supply central heating with hot water with heaters).

The building was transformed into a divided condominium in 2017. In 2020, additional work was carried out on the main piping of the natural gas furnace, including the inspection of the safety valves of all hot water heaters in the building. Excellent management of the condominium with a large reserve fund that allows to plan future work.

All services nearby (Hospitals, Health Centers, CLSC, Pharmacies, Dentists, Elementary and Secondary Schools, Grocery Stores, Cinemas, Museums, Theaters, etc.).

Less than a 2-minute walk from Metrobus 800, 801, 807 and less than 10 minutes' walk from Cartier Street, Plains of Abraham and the Musée national des beaux-arts du Québec.

Parking with a sticker of the City of Quebec.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
