ON THE ISLAND. Building land. 3,2 acres. Waterside. South side of the island. A jewel at the heart of Saint-Laurent River.

A wild nature is awaiting for you. Very quiet land on an exceptional island. Entrance and parking already made. Historical trail on the land: the Portage trail walked by the Malécites coming from Côte-Nord heading to continental south shore. The trail leads from the parking to the salt meadow. Unique and rare!! So quiet, so private. The ferry follows the tides: very low influx.

The land is buildable. Land size: frontage on river 190m x depth 80m; the buildable area is 180m x 15m (590' x 49') following the municipal rules. See construction zone delimitations plan in the pictures section. ** If you look at the municipal web site, you will find that the land is classified as agriculture-forest and this might seem limiting, but on Ile Verte there is no more agriculture and building is allowed. The municipality will confirm you. You could even ask for a derogation in case you want to implant on a more flat area than the more inclined part near the road (for example building at 45 meters i/o 50 to implant more confortably).

No rush for building. You can have a non-permanent prospector's tent until you built, there are many on the island. An old surface well indicates pure water. Electricity is closed by, right on the other side of the road.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer
