Ancestral Farmhouse plus accessory building : Arts atelier
0.94-acre lot outside the village of L'Avenir between the Centre du Québec and Eastern Townships regions. 15 minutes by car to Drummondville, 35 minutes to Sherbrooke, 80 minutes to Montreal, 95 minutes to Québec City.
The land has been sectioned off from a former farm and has lovely pastoral views. Buildings include a centenary farmhouse (green) plus a recently built (2011) atelier (red) as well as a greenhouse. No near neighbors. One car garage, artesian well, each of the two buildings has a recent metal roof, up-to-date electrical wiring, and septic tank. The house is clad in Maibec pre-treated wood siding while the atelier is clad in Goodfellow (similar to Maibec).
The land is composed of vegetable and flower gardens, lawn, hedges, mature trees (including lilac and magnolia), and a few fruit-bearing trees and bushes. The house has one large bedroom (with en suite bathroom and woodstove) and 4 small bedrooms and a second bathroom downstairs. The atelier (~905 sf) is exposed timber frame and mostly open plan with a bathroom downstairs.

NOTES:
*The Atelier: was hand-built in 2010-11 on a permit for a "building accessory to a dwelling". As such, it is not officially a dwelling itself. It can serve as the perfect space for your creative projects: a peaceful haven for writing, an impressive acoustic for making music, a light-suffused studio for visual art projects or similar. The building, originally a small artisanal flour mill, features in a National Geographic photographic book showcasing the beauty of "La Belle Province"! The large wood-burning stove is a Flameview from Vermont which has been used as the atelier's princpal heating source in winter. From a note from the previous owner/builder regarding the walls and insulation: "The composition of the walls is 2 rows of interior planks, 4 inches of styrofoam insulation, Tyvex wrap, nailing boards, and Goodfellow wood cladding." The hydro cost for the atelier in 2022 was $939.
*an extension to the centenary house was added in 1997 comprising the garage, laundry room, and master bedroom.
*in 2014, nearly $73 000 of renovations were made to the house including: new metal roof, Maibec siding, doors, windows, insulation, electrical and plumbing work.
*the property was sectioned off from an approximately 110-acre farm around 4 years ago. The hangar, grain storage units, and agricultural fields were bought by a nearby farmer who cultivates most of that land. However, because it is only a small part of his complete acreage, the farmer is rarely nearby.
