Turnkey cottage. 100% finished and clean. I am the first owner and construction in 2001 was done taking into account several rigorous criteria . The land is not in a flood zone and the sump pump from the house has never evicted a drop of water, as the house is built in an old sand quarry and the soil easily allows the drainage of water. The soling is insulated from the outside as well as from the inside with styrofoam, which is very rare. The plan of the house and its location on the land take into account its orientation towards the north to obtain maximum brightness on the house and the land. The windows are therefore oriented from the east to the west through the south. The mature trees that have been planted mean that the house enjoys less heat in summer and more heat in winter.

The 4 season solarium installed in 2003 is south facing and helps heating the house in winter, while in summer it is cooler by benefiting from shading and air conditioning generated by the heat pump. There is a socket for connecting loudspeakers outside the solarium and the wires are connected to a place in the solarium where a sound system can be installed.

Heating: The electric furnace pulses the air throughout the house and it is connected with the air exchanger and heat pump. In winter, the heat pump will warm the house and it will be the furnace that will ship if it is colder than -10 C outside. There are also electric skirting boards that are not or little used because of the furnace, but that could become an important element in the event of an electrical failure. The house could be connected by a generator located in Garage 2 via an underground wire and would keep the house warm enough to avoid freezing or to operate the fridge and other appliances. It would therefore not be necessary to leave the house in the event of a prolonged breakdown and to avoid the hassle of insurance.

Garage 2 (20 x 28 ft) built in 2005 has a door 10 x 10 ft. I store my 21 foot trailer in winter and it is very well insulated and heated and there is a second floor for storage (10 x 24 ft). Ideal garage for those who love storage or do crafts. The entrance is asphalted up to this 2nd garage and the parking lot is 20 ft wide on the front .

Large, intimate plot of 20,000 sq. ft. with 3 cement slabs at the back to install the patio and swing and possibility to put a spa. We kept a small undergrowth at the back to ensure privacy and the cedar hedges are high.

Bunker in the basement: It was a storage room that I converted into a guest room. Its floor, ceiling and 4 walls are concrete and access is through a steel door. There is no window and therefore it cannot be described as a 4th bedroom and is therefore officially described as a storage room on this site. If you are a night worker or if your child makes your teeth grind with his violin or battery, this is the perfect place to sleep during the day or make noise without disturbing the home. It's also a place to take refuge. The house could collapse by the force of a hurricane and you'd be safe.

There is a cellar descent inside the garage. She's coming near the office in the basement. This is a large room with window that could be converted into a bedroom or playroom. There is also a nice living room in the basement which I use as a home theater. In addition, there is a ceramic shower in the bathroom on the 1st floor and another acrylic shower in the bathroom on the 2nd floor. These two large showers were redone in 2017 and 2018 and are equipped with LED lighting.

Mechanical room: All in the same place: furnace, electronic filter, air exchanger, central sweeper, water inlet and filter, water heater, electrical inlet, sump pump. Furnace engine and water heater changed in 2014. Heat pump installed in 2014.

Roof redone in 2018, Lifetime Warranty on Cambridge and M.O. shingles 10 year warranty. Hardwood floor of the show revarnished in 2018.

It's the perfect place to raise a family there. We are located in a quiet area with daycare facilities and a nearby park with various games and an ice rink in winter. All services of the city of Victo are just minutes away from the house. The taxes are much lower in St-Christophe than in Victo and the same services are maintained as in Victo, because we are very close and there is an intermunicipal agreement for the various services.

The house is connected to an alarm centre (fire-vol-water) and it is equipped with surveillance cameras that record everything 24 hours a day and whose images can be viewed on your smartphone at any time. There are motion sensors and door opening sensors everywhere and water damage sensors at the water inlet and water heater . In addition to this alarm and surveillance system, all luminaires, curtains and blinds are included in the sale price.

All other movable property is also for sale and their value may be negotiated within 10 working days following acceptance of the offer to purchase. I am talking here about furniture, household appliances, all the decorative elements and other interior or exterior objects that might interest the new buyer... snowblower, lawn mower, etc .

It is very difficult to find a comparable home in the area and I hope you will come and find out why. There are innovations inside the house that you won't find anywhere else like a drain under the laundry washer or valves to cut off the 2nd floor water supply. The amount of the municipal appraisal indicated will be revised upwards as the RCM appraiser will spend the spring to reassess the house following the 2018 renovations.

ADDED: I had a water analysis of my artesian well done on March 7, 2019 and the certificate indicates DRINKING WATER.

We will be very accommodating on the date of taking possession. This will allow you to have time to put the house in the colors you like before you move in. Visit by appointment only and for serious buyers only. Ideally, have on hand documentary evidence from your financial institution to the effect that you can afford the purchase of such a property.

I sold !

Seller’s testimonial:

Onil saved more than $18,000*
