Owners’ comments

Ancestral house located on a unique and exceptional site. Old mill Maranda having successively served as a mill grain and wood.

The house and mill offer a lot of light, and are in fact separate buildings, but which are perfectly attached to each other, which leaves the very clear impression that it is only a question of a building, both inside and out.

Many renovations have been made, including: Roofs (sheet metal, both for the house, the mill and the barn), siding (decline cedar), kitchen, bathroom, plumbing, heating, electricity (including the box electric), water heater, stone wall. Renovations and interior decoration in the farm house style.

The majority of the rooms are very large, while the workshop is gigantic (1,296 ft2, the size of a 4 1/2 alone). The storage space is impressive.

Very deep artesian well (nearly 200 feet) with excellent water quality. Landscaped with several fruit trees (apples, vines, raspberries, blackberries, sea buckthorn, elderberry) and a wide variety (about 50 different kinds) of flowers and perennials.

In addition to the barn, a small barn fully fenced and an aviary decorate the field. It is both flat and slightly uneven, and is partly covered by an old diversion channel, which in turn is overlooked by two small concrete bridges, which offers several other development possibilities.

Due to its geographical location, the site is very peaceful and invites relaxation and rejuvenation. You will be surrounded by fields in cultivation (corn and soy) and the river. A stone staircase makes it easy to descend to the river.

Love at first sight for lovers of nature, or for those who aspire to slow down and live more peacefully and quietly, while being close to the city (less than 10 minutes from Saint-Lambert of Lauzon).

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
