Owners’ comments

EXTERIOR:

  • This property, situated on a quiet cul-de-sac street, is bordered on one side by the Mont Orford National Park and on the other by the lakefront properties. Being on the Park means that any construction or development would not be allowed on that side, however, it gives access to the area for snowshoeing, cross-country skiing, and snowmobiling. On the lakeside, this property is located near the Ducks Unlimited protected area. This section of the lake has a low volume of motorized crafts on the water. In the winter the open space offered by the lake makes it an ideal location for winter sports such as snowmobiling and wind-surfing.
  • Offers 150 feet (45.72 meters) of lake frontage on Grand Lac Brompton.
  • The grounds have been professionally landscaped and maintained. A pond situated at the lower level has running water emanating from an artificial stream starting near the terrace area and controlled electrically.

INTERIOR:

  • A redesign has been completed in 2011 to the front entrance and living-room area by adding a brick wall to the entrance and resurfacing the fireplace. Also the stair railings have been redone by blacksmith artist Marco Deslandes of Cheval de feu.
  • The kitchen and dining room open space is a cook's dream with a huge island and ample cabinets and storage.
  • Nearly all the rooms have a door giving direct access to the exterior.
  • A great multifunctional room at the lower level has enormous possibilities for entertaining. Adjacent is the wine cellar with a capacity of over 1,000 bottles and a tasting area.

OTHER:

  • The house is wired for a Control4 platform which allows sharing of music and television in various areas including music outside the house on the porches and terrasses.
  • The Thermador cooktop, lower level fireplace, and outdoor barbecue are fueled by propane gaz.
  • The house is wired and functional with a genarator.

How to buy this property

Found your dream home? Here’s a summary of steps to follow to become a homeowner. For detailed information, click here:

Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
