DESCRIPTION OF THE HOUSE
The house was built around 1910 on a very solid foundation: the stone foundations over 2 feet thick and the hemlock timber frame are in excellent condition.
It's a big house that can accommodate a big family AND people who work from home. There are 5 of us with 1 parent who telecommute 100%. The original square (30 X 30) has two floors + a basement + an attic. A recent extension was added in the 2000s on the first floor.
The basement serves as a storage space, a mini-workshop; it is a convenient place.
The attic is useless to us; it is in excellent condition and well ventilated.
On the first floor you will find:
A huge entrance which opens onto a large covered porch
1 office (which can be converted into a bedroom) with a magnificent and very pleasant bow window.
1 living room with a fireplace that can easily be put back into operation (we brought in a professional who confirmed to us that the installation of flexible tubing would be easy to do)
1 large dining room
1 bathroom with sink and toilet
1 multifunction room (game room, other office, according to your tastes and needs) located in the extension
A secondary entrance (mudroom) with double wardrobe, laundry room (lots of storage space possibilities) also located in the extension
You will reach the second floor by a very beautiful period staircase. There you will find:
A large landing (boudoir) with a huge double closet (in cedar)
4 bedrooms including 2 completely redone in 2020 (including insulation and windows)
1 large bathroom completely redone in 2020 with shower, freestanding bath, sink, toilet.
Forced air heating is currently dual energy: heat pump + oil boiler.
We have started to convert some rooms (the new ones well insulated) with independent programmable heaters and thermostats.
The water heater works great but is over 10 years old.
The house is equipped with a central vacuum
Very high speed internet access (excellent quality in videoconferencing)
The basement is equipped with a dehumidifier that we mainly use in the summer.
The house is habitable as is and very comfortable. Some work is expected:
roof maintenance (pitch of tar to add)
repair of the east facade gutter (was twisted this winter due to ice)
Adjoining the extension, a large terrace and a large gazebo, very pleasant during the summer; allowing you to eat outside even when it is raining!
A garage: not heated but with electricity

We love nature and gardening.
You will have approximately 1315 m2 (14,000 sq.ft.) of pleasure:
A vegetable garden arranged in squares, with structures for climbing vegetables, fertilized organically in 2019 and 2020 (gardeners, you will benefit from exceptional soil !!!)

Very diverse flowers (with blooming spread over the seasons)
Fruit trees and shrubs: plum, apple, pear, cherry, blueberry, blackberry (wild and European), blackcurrant, currant, sea buck thorn, raspberry, a trilobed assassin, an American chestnut
There is still room for the grass that you can, as you wish, mow in whole or in part (to take advantage of the generous wild flora :))

We are leaving this house because we are moving abroad. Otherwise, this house with its quality of construction (which we no longer find), its land and its geographical location corresponds in every way to our way of life.
Given its qualities and the location where it is located, this house is definitely a good investment. The region is very dynamic and Waterville is a village in great demand.
However, this house is not for you if:
you really don't appreciate the charm of the old
you need a small house
you are not prepared to do (or have done) the maintenance and upgrading work to maintain or even increase the value of this home
