The house is currently in the process of purchase.. Be sure to leave an email message and do not call if you are a potential buyer. Thank you for understanding

Canadian style country house located in Ste-Agathe Rang 8 kilometres from the village. Land of 87,000 square feet bordered by the frontage road and a stream at the back.

Currently occupied by a tenant so occupation of the new owner according to the rules of the housing rules..

Serious person only ideally already pre-approved by the lending bank.

The price requested is justified by the beauty of the premises and the painstaking work that has been underway for years. Its value is certainly higher by comparable!

And the property must be acquired as it is!

Here is a part of its history.

The story of my house

The original house was built in 1851 and is therefore piece-to-piece; in 1989, the entire building was returned so that the facade was facing the road, then moved to be deposited on a cast concrete foundation.

Everything was redone, electricity (input of 200amperes), plumbing, windows, floors were replaced from one end to the other joists included. The finish as well as insulation has been replaced and a new roof has been installed, a new part has been added to the old one, with a dimension of 14 feet by 16 feet, the original square of the house is about 23 x 25 feet. I did virtually all the construction work myself, which allowed me to bring a personal touch, and thus make the house a special character and is also unique. All cabinets are made of cedar as well as those in the bathroom.

The exterior finish is made of 7/8" thick cedar paneling so much stronger and more durable than any modern finish, such as massonite, vinyl or aluminum decline;

So: the roofs are designed so that the surpluses that are freestanding relies on the walls and are strong enough to withstand winters without the addition of posts.

The basement, which is not completely finished it is poured concrete and sitting on the rock, and no posts are required for the support of the floor. It is therefore possible to use the large part in full and have can even get there with a car. This part serves as a warehouse for several firewood ropes!

The land is much more lengthwise than the width and therefore, makes sure that there are no neighbors nearby, two-thirds of the land is wooded and steep, on the other hand near the house and around, the configuration allowed me to have a greenhouse of 22 x 30 feet, and so to do vegetable cultivation in other ways!

The treatment field is ten years old and an artesian well drilled in the rock at 85 feet deep provided a supply of water of very good quality, the flow tested continuously for a week 24 hours a day.

The place is not exposed to intense traffic since the Ste-Agathe rank is a cul de sac, so the traffic is local.

I wanted to give my property a special value for my own well-being and for my satisfaction. I wanted to do something that gives me a sense of personal satisfaction!

So I made part of the windows, as well as the door enclosures and all the woodwork are made of cedar, oak and teak wood. On the second floors three quarters of the floors are stamped pine covered with epoxy. The work has been carried out over a period of several years, which is why I would like to answer questions about the work that has been done!

I have photos were taken for personal purposes showing the steps surrounding the work. I would be happy to answer the question of the future buyer!

I offer here the opportunity to acquire a property that has a long-term value and at a more than reasonable price if we compare the cost of a new house of the same size and built nowadays. This is clearly a safe value.. Turnkey!

Note: The measurements given are not checked to the nearest inches, the square of the house dating back to 1851.
