Beautiful townhouse condominium built in 2011 located in the beautiful area of Villa sur Rive in Sainte-Dorothée, Laval. Less than 4 minutes from Montreal.

This luxurious 3 story house was built by the Sotramont Group (http://www.sotramont.com -- very active in the Bois-Franc sector of Saint-Laurent where similar units sell for much higher prices) and meets their high quality standards.

The walls that separate the units are made of concrete blocks and give an extraordinary level of soundproofing.  Also, in this neighbourhood the utility wires are in the ground.

The ground floor has the living room (with a gas fireplace), dining room and kitchen and a small dining area (all in an open area) and a bathroom (sink and toilet). Note the magnificent granite island in the kitchen.   All the kitchen's counters are also in granite.  A large undermount sink. In the basement there is a double garage (we really park our 2 cars there)  and a small den currently used as exercise room with a TV (not included) and is also used as a laundry room because the washer and dryer are behind sliding doors (that section has a ceramic floor and a sink).  Basement ceiling is irregular but mostly at 8".  Garage semi-finished. Kitchen and bathroom countertops are granite.

The 1st floor has the bathroom, a large bedroom (usually the master bedroom - currently used as a guest room) and 2 smaller bedrooms (currently used as offices). The bathroom has a whirlpool bath and separate ceramic and glass walled shower (with a rain shower head).

The attic or loft (next or 2nd floor) is converted into a master bedroom and living room and has a gas fireplace and 2 large (44 square feet) walk-in closets, one for her and one for him. Ceilings at 10". There are also 2 readings lamps on the wall that are also included. Price excludes the large plasma TV Panasonic 65'', sound system and speakers. This room could also be used as a living room or office.

Large patio 20 X 20 treated wood (was stained in 2013 and 2014). Includes the lighting system installed along the walls of the patio.

Forced air heating, natural gas stove and water heater (leased from Gaz Métro). Natural gas outlet for BBQ on the deck. Also equipped with a wonderful central air conditioning system so appreciated during the warm season. Air exchanger.

Alarm system connected to a central.

Cable TV in almost every room (there are currently 7 TVs installed, none of which is included - open to discussion).

Many dimmers and recessed fixture.

Low monthly condominium fees (173,57$/month or 2082,84$/year) and the contingency fund is healthy. The syndicate plans to make landscaping improvements and install a fence.

Note that all measurements are approximate because the shape of some rooms are irregular. Non smoking house.  We never had any dog either.

Perfect residence for those who do not want to take care of the lawn or snow while living in a large town house. 

Although there is no reserved backyard or front yard space, the co-owners can access all common parts and there is a recreative area of approximately 1755 square feet.

INCLUSIONS : central vacuum and accessories, blinds and curtains installed.  Electric garage door opener. Refrigerator, gas range and dishwasher (the latter was bought in July 2014) - all stainless - are also included.  All as is without any warranty whatsoever. 

EXCLUSIONS : all wall decorations and mirrors (other than the bathroom and one in the small washroom).  Shower's soap and other products support (pole caddy).   Lighting fixtures.  All TV's and their supports, sound system.  -- open to negotiations --

Certificate of localisation of the contractor and the declaration of co-ownership (condominium) currently available. 

Located near the mega-center and restaurants.
