Owners’ comments
One of the best maintained and modernized duplexes in Dollard-des-Ormeaux
The basement has been completely renovated in 2009.
The roof has been replaced in 2013 with an elastomer membrane.
Windows are aluminum framed with triple glass, providing excellent thermal and acoustic insulation.
All bathrooms have been renovated recently. Heated floor in main bathroom.
The first level floors have been replaced with hardwood floors.
Countertops are granite in the first floor kitchen, quartz in bathrooms
First floor and basement are equipped with a central vacuum system.
First floor, basement and garage are heated by pulsed air, heated by natural gas and thermopump.
The upstairs apartment (rented) is 100% heated by electricity. The apartment is equipped with a central air conditioning system. To our knowledge this is the only apartment in the area so equipped.
The floors of the apartment (less kitchen and bathroom) are covered with high quality wall-to-wall carpeting providing good sound isolation. The bathroom has been renovated, the apartment repainted completely (2017).
The value of this duplex will still increase with the REM service coming into effect in the near future. The Sunnybrook station is at 8 minutes walking distance. Time to central station will be 20 minutes, at 10-minute intervals.
Des Sources shopping centre (with Adonis) and CF Fairview are easily reached by bus.
Pretty landscaping. A cedar hedge encloses the backyard. The town of Dollard-des-Ormeaux provides excellent services to its citizens, with nice parks, pools, skating rinks, bicycle paths and many activities. Snow removal is efficient.
