Owners’ comments

Magnificent and spacious condo where modernity and original character combine. Located in the heart of Petite-Patrie, very close to the shops and restaurants of Rue Beaubien and Plaza Saint-Hubert as well as Laurier and Père-Marquette parks, everything is within walking distance.

Ideal for people looking for an urban lifestyle, the condo is surrounded by a bicycle network and less than a 10-minute walk from Rosemont and Beaubien metro stations.

You will be charmed by the effect of grandeur when entering the condo, with its 10-foot ceilings, its wide corridor, and its large rooms.

The condo has large windows on three sides which provide abundant light at any time of the day. All rooms are closed by original French wooden doors which allow light to circulate.

The kitchen and dining room form one large room at the back of the condo and are ideal for entertaining family and friends. The kitchen has plenty of storage and a large granite countertop.

The warm living room, with its original moldings, offers sunshine all day long thanks to its large, recently replaced windows.

The bathroom, completely renovated in 2017, is clad in a brick wall and includes a freestanding bath, an Italian ceramic shower, a double vanity, and heated floors.

The master bedroom is a good size and has a large double wardrobe, plus two storage spaces that can be closed to make two wardrobes.

The second bedroom has a huge triple closet.

The office can also be used as a bedroom and overlooks the solarium, which offers exceptional light. As for this one, you will enjoy sunbathing there in summer and winter.

The entrance hallway has storage space and a washer-dryer area. In addition, a shed adjoining the kitchen is available at the rear of the condo. From this, you can also access a large exclusive storage space located in the basement.

The neighborhood is friendly and the understanding between the co-owners is excellent.

** Please note that this is an undivided co-ownership, which requires a minimum down payment of 20% and financing with Caisse Desjardins des Grands boulevards de Laval.

Please also note that considering the age of the building, this sale is carried out without legal guarantee at the buyer's risk.

Brokers accompanied by a buyer who will be responsible for assuming the entire commission are welcome. Brokers without a buyer refrain from any solicitation.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
