Owners’ comments
Great duplex in a quiet, family-friendly area near schools, public transportation, La Vérendrye park with its trails, hair salon, grooming salon, pizzeria and convenience store (2 minutes walk) ideal for owner-occupier or investors. Possibility of yearly income of $34,800.
Two units of two bedrooms each, rented unheated, unlit with washer-dryer hookup in both units. They each have their own hydro meters so they are rented unheated and unlit.
Parking for 3 cars.
The top Unit:
Open concept: living room, kitchen and dining room.
The kitchen/dining room has been redone and features wooden counters, slate backsplash, a central island which gives you a large work surface if you like to cook! Lots of cabinets and a pantry.
The windows in the living room and the dining room in both accommodations were changed in 2022 as well as the patio door in the upstairs bedroom.
The roof was changed in 2019.
The French drains were replaced on the west side in 2022.
