Beautiful two bedrooms with maple floors, new windows (+$35,000 worth of work), the balcony and the facade have been redone, the bathroom renovated, the doors and electric baseboards are new, garage, storage in the basement. The building has been practically renovated over the past ten years: the roof, the elevators, the garage, the windows, the plumbing, the facade, the entrance hall, the swimming pool, the gym, the ventilation system, the green spaces around the building and on the roof. The renovation of the common room is planned shortly. The monthly common expenses include: electricity, heating, hot water, building insurance, building cleaning, maintenance of green areas, snow removal, garage (an internal parking lot), a shed in the garage, the contingency fund. The building is very well managed by a professional management company and a committee of very dedicated co-owners.
Our condo is located on the 12th floor of the Le Louisbourg building, in the Montcalm district, facing the magnificent Battlefields Park, also called the Plaines of Abraham or simply the Plaines.

As described on the condominium site, Louisbourg "is the first prestigious condominium built in Quebec" in 1973.
The building offers several quality services to its co-owners: a large entrance hall equipped with Wi-Fi service, a swimming pool heated with salt water, a sauna, a well-equipped training room, a common room on the roof with a library, Wi-fi service, a kitchen and the possibility of holding private parties, a green terrace with a spectacular view of almost all of Quebec City, DIY room, indoor garage, visitor parking, camera surveillance, etc.

The Montcalm district
One of the most beautiful neighborhoods in Quebec City, which dates from the end of the 19th century. The neighborhood is mostly residential, but it has a unique blend of urbanity and nature. Cartier Street gives it a very urban character, because of multiple restaurants, cafes, bars, small shops, a cinema, a large museum. On the other hand, the large Park of the Plains of Abraham with its 12 km of walking or running trails, roller-skating trails, the Joan of Arc Flower Garden, and in winter cross-country skiing trails, an ice ring, its ancient trees, and large green spaces, are just across the street. So, in the morning you can take a pleasant walk surrounded by nature in the park, and then walk to Cartier Street where you can have a coffee, a drink or a good meal with friends, then do errands and return home while walking.
Other very beautiful parks are located in the Montcalm district: the Parc des Braves, the Jacques-Marquette Park, the Franciscans Park with a community garden, and the Lucien-Borne Park, which is located behind the community center of that name.
In addition, several elementary, secondary and college institutions are located in the neighborhood: Anne-Hébert School and Joseph-François-Perreault School, of the Capital School Board, St-Joseph Institute, Collège Mérici and Quebec High School. L'immeuble a pratiquement été refait à neuf depuis dix ans : le toit, les ascenseurs, le garage, les fenêtres, la plomberie, la façade, le hall d'entrée, la piscine, le gym, le système de ventilation, les espaces verts autour de l'immeuble et sur le toit. La rénovation de la salle commune est prévue sous peu. Les frais communs mensuels incluent : l'électricité, le chauffage, l'eau chaude, l'assurance pour le bâtiment, le nettoyage du bâtiment, l'entretien des espaces verts, le déneigement, le garage (un stationnement interne), une remise au garage, le fonds de prévoyance. L'immeuble est très bien géré par une compagnie professionnelle de gestion et un comité de copropriétaires très dédiés.
Notre condo se trouve au 12e étage de l'immeuble Le Louisbourg, dans le quartier Montcalm, face au magnifique parc des Champs-de-Bataille, aussi appelé les Plaines d'Abraham ou simplement les Plaines.

Le quartier Montcalm
Un des plus beaux quartiers de la Ville de Québec, qui date de la fin de 19e siècle. Le quartier est majoritairement résidentiel, néanmoins il est doté d'un mélange unique de l'urbanité et de la nature. La rue Cartier lui donne un caractère très urbain, à cause de multiples restaurants, cafés, bars, petites boutiques, un cinéma, un grand musée. D'autre part, le grand Parc des Plaines d'Abraham avec ses 12 km de pistes de promenade ou de course, de piste de patin à roues alignées, le jardin de fleurs Jeanne d'Arc, et en hiver pistes de ski de fond, anneau de glace, ses arbres centenaires, les grands espaces verts, se trouvent justes de l'autre côté de la rue. Ainsi, le matin on peut faire une promenade agréable en pleine nature dans le parc, et par la suite marcher jusqu'à la rue Cartier où l'on peut prendre un café, une boisson ou un bon repas avec des amis, puis faire des commissions et retourner chez soi, tout en marchant.
D'autres très beaux parcs sont situés dans le quartier Montcalm : le parc des Braves, le parc Jacques-Marquette, le parc des Franciscains avec un jardin communautaire, et le parc Lucien-Borne, qui se trouve derrière le centre communautaire de ce nom.
