Ground floor:

Beautiful small duplex of two 4 1/2. The first housing on the ground floor has access to the cellar and the large backyard. There is an entrance in front and behind through the veranda. The veranda is a beautiful 5th room not insulated, but well lit. The wall that once divided the living room and kitchen was removed to create a larger and brighter open space. There are windows and windows on the three sections of the East, North and West wall. Sunrises illuminate the entire space. The accommodation has 2 bedrooms, one large and one smaller. The bathroom is not windowed due to the stairway descent to the cellar. Hardwood floor paused 4 years ago. Kitchen redone in full summer 2020. Wardrobe for washer, dryer and extra storage The central vacuum is shared between the two dwellings and the maintenance of the dwellings is carried out by the lower tenant. The accommodation is currently rented for $850 per month hot water and heating included.

Secondfloor:

The other accommodation is on the second floor with individual entrance doors to the front and back through the veranda. The veranda is also not insulated, but very bright creating a beautiful 5th piece 3 seasons. This apartment was redone in its entirety 4 years ago. Open concept, kitchen, hardwood flooring in the rooms and vinyl imitation wood in the common area. Wardrobe for washer, dryer and extra storage The bathroom is larger than the one below and has a window. The accommodation is currently rented at $675 per month hot water and heating included.

Renovations:

Four years ago we bought a dark building with hardwood floors that could not be heated. Since then, we have given him a lot of love to give him a second life. The floors have been solidified from the cellar to the roof! This great improvement allowed us to remove the wall that separated the living room and the kitchen. Now it's a beautiful, illuminated space. The walls were striped from the inside, allowing for new wiring for electricity, refurbishing the plumbing and insulating everything with blown wool. The rear doors were changed at the same time as the entire structure of the verandas solidified. The cellar is on the ground with a slight layer of gravel. It's wet, but with a dehumidifier and natural gas heating it becomes comfortable for the ground floor. Then, urethane was sprinkled between the salting and the frame so as not to lose any heat. The roof had been inspected for purchase 4 years ago and was in very good condition. The windows are still good, but the thermos of the small bedroom on the ground floor could be changed eventually.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
