Owners’ comments

Near-centennial home renovated in 1984, on a real concrete foundation. Good looking property in a sector south of Gaspé center-town mutch in demand. Property mature country landscape.

You can see a professional video at this address:

External surface made of white painted concrete (3/4") plaster on a strong wire netting. The center part of second-floor windows changed in 2019. Roof insulation tripled and no toxic insulation in the walls, a condition for me to buy. Front balcony rebuilt.

All floors have been doubled with plywood before installing new wood or ceramic floorings.

Haldimand Street is always well maintained during winter. A lot of snow, mainly during spring, Warmer than Quebec city and less humid than Montreal, without heat wave during summer.

Enough land to have a garden, fireplace, and outdoor games. Very good neighborhood, distant one to each other. No neighbor behind except wildlife gifts, the night is really black except when the moon, planets, stars, and aurora borealis interfere.

From this house, it is:

  • 10 minutes to center-town, marina et services (5 min to a good micro-brewery).
  • 45 minutes to Forillon park (north-east), 45 min to Percé (south) and 1h30 to great Gaspésie park, mont Albert (west).
  • Bike: 10 minutes to go to Haldimand beach (best in eastern Québec), access to the bikeway (15 km) toward Marina of Gaspé and downtown and the sailing school.
  • Sea kayak from the beach, a road nearby (500 m), or from the municipal halt (close to the downtown bridge) and the skate-park.
  • Golf : 15 minutes to Prével and 50 min to Murdochville.
  • Cross-country skiing or snowshoes: 5 minutes to the Club les Éclairs, 45 min to Forillon park.
  • Alpine ski: 15 minutes to mont Béchervaise (Gaspé) and 50 min to Murdochville (Mont Miller).
  • Off-trail skiing: 15 minutes to mont Pessac (Gaspé), 50 minutes to Murdochville.
  • Hiking: all categories in terms of difficulties or distances. Hiking club, Club de randonnée du SIA.

And all the rest of it, too long to write here, come and see!
You will know why it is the best place for the outdoors!

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
