Owners’ comments

Inspired by a Norman manor, this house is decidedly modern, however, and has been built in 2001, completed in 2003. This house has many things to astound. Built by a cabinetmaker, it is a work of art in a sense. Nobody stays indifferent and the comments go like this. More often it would be a simple: "Wow" or "We feel like we are in a deco magazine" "It's like a museum." Everyone is dreaming of a house like this. . The decoration however is quite simple. You don't need fancy, sophisticated, or pricey furniture. The wooden structure and white all over the house is an open area and a Scandinavian modern trend.  It only need nature and simplicity, maybe a few Ikea pieces of furniture (or home-made furniture as it appears here)  to look great. The house by itself is the deco.

Some characteristics:

Major renovations were made the last 2 years. Windows, kitchen, the annex almost renovated entirely, a terrace, and so on...

Direct views over the Richelieu, may install a dock in front of your house for your boat, pedalboat, kayak... should ask a permit.

Only 1 km from the 20.  2 km from the 116.  1 km. from the train to get to Montreal downtown in 40 minutes.

A fabulous staircase that cost over $100,000.

High ceilings: 8.6 feet for the basement. 9.2 feet for the ground floor. 9 feet for the 1st floor, and 11.6 feet for the "penthouse" or if you prefer the upper floor...

A terace in ipe, the hardest wood on earth that could last 50 years. A gigantic terrace of 60 feet by 30 that is almost half the size of the backyard.

The ground facing the Richelieu river is part of  the total ground and you could build a dock for your boat.

The annex could be used as home office.

Irrigation system and a mature cedar hedge for privacy.

Many Inclusions: Heat pump, central sweeper, irrigation system, spa under a nice gazebo, large shed,  housewares, stove, refrigerator, dishwasher, washer and dryer, sauna, pool table and accessories, range hood, Ikea wardrobe in the walk-in, fixtures (without the Android collection) curtains and poles. Some furniture could be negotiable.

Linked to the past for the outside, but linked to the present and the futur for the inside.  Open area, all natural, clean and cleared scandinavian architecture, that is modern and designed for our time.  For those who seek an inspiring behaviour, in harmony with the nature, a nice view on the river, an original and incomparable house,  made out of natural and high quality materials and techniques.

How to buy this property

Found your dream home? Here’s a summary of steps to follow to become a homeowner. For detailed information, click here:

Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
