Owners’ comments

NO AGENTS. IF YOU CALL, I WILL WASTE YOUR TIME.

This home is found in possibly the best location in the entire world, top 1000 for sure. You are 20 minutes from downtown Montreal, which is still a fun place even with a mask on. You've got the Pointe-Claire swimming pool in walking distance, and that's a 50m pool. Not every pool is 50m you know? You've got the Plaza, schools, parks (ever heard of Terra Cotta?) all within walking distance. The walk score of this house is 14, saying almost all errands require a car. That's ridiculous. I walk to get groceries and whatnot all the time.

The neighborhood is almost entirely old people and young couples. There's some teenagers around, but we don't talk to them. The history of this neighborhood is pretty cool too. Our old neighbor's family had lived in Montreal for the past two hundred years...I told him he should pay less in taxes! Another cool thing about this place is you can actually see the stars at night. Not just glimpses, but nice clear skies.

We've been living here since 2017, and we've leveled up the house every season. Our power level is way over 9000 now, especially since we did the electrical. We're working on our basement workout area now, and we will definitely be listening Rocky's theme song. We're probably going to start growing strawberries here too, even though we've already got raspberries growing outside.

That's about it, I could keep going for at least another 140 words, but I'd rather go spend time in what might be the greatest house in the entire solar system. Definitely within the top 10 on our street.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
