Owners’ comments

Remarkable land with stunning views over 180 'of shoreline on Lac Maskinongé.

This location leaves you full leeway to build the residence of your dreams, thus crowning it with its breathtaking view.

Lake Thor (Maskinongé), a lake filled with quality water. Its banks for the 2/3 of their surface area are bored by Frontenacs national park, who offers a diversity of activities. Therefore the beautiful view offered on the park, by the lots location is part of its many qualities. Also the landscape will remain unoccupied as there will be no lots being made out of it. The lake is peaceful and offers a variation of navigation activities always without the use of fuel (but allowed). Common navigation activities revolve around the use of theses engines: small boats, kayaks, boards, paddle boats, boats with electric motors.

The lake is annually sowed with walleye, an indigenous species from the lake itself. A public pathway remains open throughout the year giving access to the lots for its owners. Therefore the lakes access is not open to the public at large; it is exclusive to the lots owners. The electricity and Wi-Fi services are available.

This lot is perfect for some out-doors activities such as: fishing, hunting, relaxation, family fun, fires with marshmallows and even looking at the stars at night. It is the place to be to enjoy a calm and peaceful environment. Located at a 50 minutes drive from Sherbrooke, 2 hours from Montreal or a 1 hours 30 minutes drive from Quebec it is a great place for a small vacation or a day off.

Surface area numbered at 172 200 square foot. It has therefore a length of 656 feet facing the pathway and is 262 feet deep.

The lot has a right of passage for the lake by its private descent near by the lot facing the lake. Lots  considered white zoning and allow therefore constructions. It can be dividable in four smaller lots.

An other lot borded by the lake availble.

Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
