Rare on the market, no comparable:
The Neighborhood
You are at the crossroads of 4 interesting neighborhoods: Hochelaga-Maisonneuve, Rosement, Le Plateau, and Ville-Marie. All these neighborhoods are a few minutes by car, by public transport, by bike or on foot.
The duplex is located in a hip district. Several condominium buildings have been built, and buildings continue to rise in the vicinity.
Berri-UQAM is 10 minutes by subway, by car or bike. Getting to downtown (McGill) will take you 7 more minutes. Commuting to work by bicycle is done in 15-20 minutes if you work in downtown.
Several primary and secondary schools are in the vicinity. Cégep Maisonneuve is a 15-minute walk away.
You will have super easy access to Ontario Promenade, Maisonneuve Market, Plateau Mont-Royal and Promenade Masson, all almost equidistant from the duplex. For the grocery store, you have access to a Maxi and a Provigo, as well as an SAQ Sélection in Angus Shops. There is also a Canadian Tire in the area.
You will be 2 metro stations (Metro Pie-IX) or 11 minutes by bike, from the Olympic Park: swimming pool, sports activities and events, etc. Next to the park there is a cinéplex (Métro Viau). In the Olympic Park there is also the botanical garden, the insectarium, the biodome, and the new planetarium. And of course there is the parc maisonneuve one of the largest and most beautiful parks in Montreal. You can have a picnic with friends or family, a BBQ, go for a walk or a run, roller blade or bicycle, or just walk around. In the winter you can go skating, sliding, snowshoeing or cross-country skiing. You will never get bored in the neighborhood.
The building
The duplex has undergone several renovations in the last 10 years. Front exterior aluminum staircase redone in 2008. The foundations were reinforced the same year by Bisson, and a moisture-proofing layer was installed in the crawl space. The latter is very clean and you can use it as a storage. 4 years ago, we installed a ventilation system that removes moisture by keeping it always at less than 50%.
Electricity and plumbing have been redone too.
Last year we re-painted the ground floor. We also re-enforced the backyard fence and installed a new exterior door that overlooks the parking space.
The apartment
The apartment is a 5 and 1/2 rented for 25 years to the same person. The tenant is a very kind person, she takes care of the small jobs in her apartment, and she never asks for anything. You can not come across a better tenant.
Remarks
The water heaters of the 2 dwellings will be changed at the expense of the seller before the sale.
The shed recently suffered damage due to the fall of a branch of an old tree. We will repair it before the sale. The tree in question (it was 80 years old) was cut this summer.
