It's winter.

You wake up in your cozy nest. You have your coffee. You open three doors, including your car, without putting your nose outside at -40 degrees Celsius. You then open your garage door with your controller and enter the alley leading to the 1st Avenue, all of which is constantly cleared. What we think is interesting about this neighbourhood is that it is very mature from a dynamic point of view and at the same time there is room for expansion. This is exactly what you want for your investment, unlike an already saturated district where the annual gain on investment is harder to get.

Live in a human neighborhood, in a condominium where neighbors help each other. Neighbourhood life in its pure state, unlike living in a condo tower, resembling a hotel (our humble opinion).

Management of the condominium:

The condominium is managed masterfully by its co-owners; we sat ourselves as secretary. So you have full control over your investment. The property has sound finances and major works have just been completed.

At the beginning of September a total of $23,817.40 was in the account:

  • Working capital = $13,050.83
  • Provident fund = $10,766.57

Major works carried out:

  • 2017: The structure of the rear balconies has been rebuilt.
  • 2019: The stairs forward have been sandblasted and painted.

Division of the rooms:

We really enjoyed the way the condo is divided, moreover that was for us one of the reasons for the purchase. Indeed, the second bedroom was used as an office for 3 years and it has now become a baby's room :). The fact that it is located at the back of the condo means that the living room (kitchen, dining room and open concept living room) can be used to its fullest while another person can be quiet in this room for study/work or sleeping.

Transportation:

Some will tell you that it is far from a subway rail. We answer this that we have never had many options to move around.

Car:

  • Downtown and Jacques-Cartier Bridge in 20 minutes
  • Louis-Hippolyte-Lafontaine Tunnel in 18 minutes
  • Champlain Bridge in 24 minutes
  • Laval in 25 minutes

Public transport (bus stops within 5 minutes walking distance):

  • Bus 27-Saint-Joseph, leading to Metro Laurier (orange line)
  • Express 427 Saint-Joseph bus to downtown
  • Bus 94-from Iberville, leading to Metro Frontenac or Saint-Michel (green and blue line)

Reason for sale:

Our family returns to their home region to start new projects. We came to study in Montreal, we worked there for 6 beautiful years and it's time for us to take a new step. We do not leave due to any vices or inconveniences related to the property, even on the contrary, we would have loved to keep this foot on the ground in this beautiful neighborhood that only evolves from year to year. :)
